Short, practical answers about how SpartHome works. Can't find what you need? Email us or open a dispute from Settings and a member of the team will respond.

2. Booking a viewing

On a listing, choose Schedule viewing, pick a date and time at least one hour ahead, and add a note. The landlord or agent confirms, proposes another time or declines; you are notified in-app and by email. You can cancel a pending or confirmed viewing from My viewings.

3. Applying for a property

Choose Apply on a listing. You'll complete your details, move-in date, occupants, employment and references, and upload at least one identity document. Documents are stored privately and are only visible to the landlord or agent responsible for that property.

You need a verified email to submit. Statuses are Submitted → Under review → Approved / Rejected, or Additional information required when the landlord asks for something more. You can withdraw an open application at any time, and only one open application per property is allowed.

4. Leases and signing

When your application is approved, the landlord drafts a lease with the rent, deposit, term and payment frequency. You receive it under My leases, review it and sign online by typing your full legal name. The lease becomes active once both parties have signed, and your rent invoices are generated from its schedule.

5. Paying rent

Open an invoice from Payments and choose Pay now. You're taken to the payment provider's secure checkout; SpartHome never sees or stores your card details. A payment is only marked successful after the provider confirms it to us directly, so keep the reference if you need to follow up.

Reminders are sent 30, 7, 3, 1 and 0 days before the due date and again if an invoice becomes overdue. Landlords can also record payments made outside the platform (for example a bank transfer) so your history stays complete.

6. Reporting a repair

Tenants with an active lease can raise a request from Maintenance: describe the problem, choose a priority and attach photos. Your landlord or agent is notified (urgent requests go by email as well), and you can follow progress and reply in the request thread. Mark a resolved request as closed, or reopen it if the fix didn't hold.

7. For landlords and agents

Create a property from your dashboard; the wizard saves after each step so you can return later. Submit for verification with an ownership or management document; you'll be notified when it's approved or if we need changes. Then publish, receive viewing requests and applications, generate leases and record payments.

Add an agent or property manager to a property by their account email and choose their permissions. See SpartHome for landlords and SpartHome for agents for an overview.

8. Account and security

Manage your profile, password, notification preferences and identity verification from Settings. After five failed sign-in attempts your account is locked for 15 minutes. If you forget your password, use Forgot password; reset links expire after one hour.

You can request deletion of your account from Settings → Account. Records we are legally required to retain (for example payment records) are kept for the statutory period as described in our privacy policy.

9. Problems with a landlord, tenant or listing

Use Report on any listing, review or message to flag something that breaks our rules. For disagreements about deposits, payments, maintenance or lease terms, open a dispute from Settings → Disputes; both parties can add evidence and an administrator mediates.
