Terms of service
Last updated: 22 September 2026
These terms govern your use of SpartHome, a marketplace for renting and buying homes and a property-management platform. By creating an account or using the service you agree to them. Please read them together with our privacy policy.
1. The service
SpartHome provides tools for renters and buyers to find, view, apply for and make offers on properties, and for landlords, sellers, property managers and agents to list properties, screen applicants, negotiate offers, sign leases, collect rent and manage maintenance. SpartHome is a platform: it is not a party to any tenancy agreement between a landlord and a tenant, and it does not own, manage or inspect properties except as described in the verification section.
2. Accounts and eligibility
You must be at least 18 years old and able to enter binding contracts. You are responsible for keeping your credentials confidential and for all activity under your account. You must give accurate information and keep it current. One person may hold one account; landlords and agents may additionally hold business profiles.
Administrative roles are granted only by SpartHome staff and cannot be obtained through registration.
3. Listings and verification
Landlords and their authorised agents may list properties they own or are authorised to let. Before a listing is published SpartHome reviews the supplied ownership or management documents and photographs. Verification is a reasonable-effort check and not a guarantee of title, condition or legal compliance; renters must satisfy themselves at a viewing.
Listings must be accurate, lawful and non-discriminatory. We may reject, pause, suspend or remove a listing at any time, including where a report is upheld or information is found to be misleading.
4. Acceptable use
You agree not to: post false, misleading or infringing content; request or offer payment outside the platform to avoid fees where fees apply; harass, discriminate against or threaten other users; scrape, reverse-engineer or overload the service; attempt to access data or accounts that are not yours; or use the service for any unlawful purpose. We may suspend or terminate accounts that breach these rules and may report unlawful conduct to the authorities.
5. Applications, leases and signatures
Applications, viewing bookings and messages sent through SpartHome are communications between you and the other party. Lease documents generated on the platform are templates completed with the terms the landlord enters; both parties should review them and may seek independent advice. Electronic signatures collected through the platform (typed name, timestamp, IP address and user agent) are intended to create a binding agreement between the parties to the extent permitted by applicable law.
6. Homes for sale, offers and completion
Sellers and their authorised agents may list homes for sale. Sale listings are reviewed before publication, including the ownership or title documents the seller supplies; that review is a reasonable-effort check and is not a title search, survey, valuation or legal opinion. Buyers must carry out their own due diligence with qualified professionals.
Offers made through SpartHome are expressions of intent between buyer and seller. Accepting an offer on the platform records the agreed figure and opens a shared progress record; it does not by itself create a binding contract for the sale of land, which is governed by the formalities of the applicable jurisdiction and documents prepared by the parties’ own advisers. Either party may withdraw in accordance with those rules; SpartHome is not liable for a sale that does not complete.
SpartHome does not hold, transfer or escrow purchase funds or deposits, does not act as a bank, conveyancer, notary, lawyer, surveyor, valuer, mortgage broker or land registry, and does not verify that any milestone recorded by the parties has legally occurred. Milestones, notes and completion dates on a sale record are entered by the parties themselves. Never send purchase funds to anyone claiming to act for SpartHome; all payments for a purchase happen outside the platform through your own legal representatives.
7. Agencies
Agents may create an agency profile and add colleagues. The “verified agency” badge means SpartHome has checked the licence or registration details supplied against the information available to it at the time; it is not an endorsement or a guarantee of the agency’s conduct, and it may be withdrawn at any time. Agencies are responsible for the accuracy of their profile and for the listings their members manage.
8. Payments and fees
Online payments are processed by third-party payment providers under their own terms. SpartHome never stores card details. A payment is treated as successful only when the provider confirms it to SpartHome. Where applicable, a platform commission is deducted from payments as shown on the payment record before the net amount is made available to the landlord. Landlords may record offline payments for completeness; such records are their responsibility.
Refunds are handled by the landlord or, in case of platform error, by SpartHome, and are made through the original payment method where possible.
9. Your content
You keep ownership of the photographs, documents and text you upload. You grant SpartHome a worldwide, non-exclusive, royalty-free licence to host, display and process that content to operate and promote the service. Identity and financial documents are stored privately, are never public and are only accessible to the parties who need them for a specific application, lease or verification.
10. Reviews and reports
Only tenants with a lease recorded on the platform may review a property. Reviews are moderated before publication and must be honest and based on personal experience. Reports about listings, users or messages are investigated by our team; misuse of the reporting tools is itself a breach of these terms.
11. Disclaimers and limitation of liability
The service is provided “as is”. To the fullest extent permitted by law, SpartHome excludes all warranties and is not liable for the condition of any property, the conduct of any user, the outcome of any tenancy, or any indirect, consequential or economic loss. Our total liability to you for any claim is limited to the fees you paid to SpartHome in the twelve months before the claim arose. Nothing in these terms limits liability that cannot be limited by law.
12. Suspension and termination
You may close your account at any time from Settings. We may suspend or terminate accounts that breach these terms, present a security risk or where required by law. On termination your listings are unpublished; records that must be retained for legal, accounting or dispute purposes are kept as described in the privacy policy.
13. Changes and contact
We may update these terms; material changes are announced in-app or by email at least 14 days before they take effect. Continued use after that date constitutes acceptance. Questions: contactsupport@sparthome.com.
